Habitat condo under construction

Construction is underway at Habitat for Humanity Maui’s 16-unit condominium project in Happy Valley with the application deadline approaching to own a unit in the project.

The units on Kahawai Street are available for purchase to qualified families on a zero-percent interest mortgage. The deadline to apply is Feb. 28.

The criteria for homeownership include showing a need, the ability to repay the loan and a willingness to partner with Habitat for Humanity Maui.

Families must fall within 25 to 80 percent of median income for the County of Maui. As an example, a family of four at 80 percent of county median income would be making $67,950 per year while 30 percent of median income would be $25,450 per year.

The average family will be paying about $950 each month for its mortgage payment, said Sherri K. Dodson, executive director of Habitat. The nonprofit is willing to work with families to help reduce debt and to increase income, according to a news release.

Families also must complete a minimum of 500 hours of sweat equity. Homeowner education, budgeting and debt management classes are part of the sweat equity.

The units are one- and two-bedroom units. Each unit will have its own stackable washer and dryer, refrigerator and range. The units have small balconies with views of the Iao Valley and of the ocean.

The project will have a condominium association managing the property.

The sale does have some deed restrictions but will allow families to slowly gain equity, Dodson said.

Habitat for Humanity Maui became an affiliate of Habitat for Humanity International in 1997 and started building homes in 2003. Its mission is to build decent housing and to renovate substandard housing on Maui in partnership with volunteers and potential homeowners.
