Sales of homes, condos increase

Maui County saw double-digit increases in both the percentage of homes and condominiums sold last month and the median prices for those categories.

The number of condos sold jumped by 24.7 percent to 96 units last month, compared to 77 condos sold in November 2011, according to data from the Realtors Association of Maui.

The median sales price for a condominium last month shot up 47.5 percent to $390,945, from $265,000 the same month last year.

The number of single-family homes sold last month increased by 10.5 percent to 84 homes, up from the 76 homes sold in November 2011.

The median sales price for single-family homes went up by 10.7 percent to $467,500.

Central Maui saw the highest number of single-family home sales last month (28), followed by Kihei (16) and Pukalani (seven).

Meanwhile, Kihei saw the highest number of condo sales last month (31 units), followed by Napili/Kahana/Honokowai (16) and Wailea/Makena (15).

Year to date through November, 851 single-family homes have been sold in Maui County, a 4 percent boost over the same time frame last year.

Based on those sales, the median home sales price year to date is up 7 percent to $465,000. Despite the increases, total dollar volume sold year to date is off by 9 percent.

A total of 1,107 condos have been sold year to date through November, up 4 percent from the same 11-month period of 2011.

The median sales price year to date is up by 14 percent to $353,990. Total dollar volume sold year to date is off by 3 percent compared to last year.
