70 Waikapu affordable housing units offered
Waiale Elua applications due by March 29
WAILUKU — Waiale Elua, a 100 percent workforce housing project with 70 units for sale in Waikapu, is accepting applications from eligible Maui residents through March 29.
A lottery will be held at the end of April, with the exact date pending, according to project manager Heidi Bigelow.
The one- and two-story homes are three and four bedrooms, each with two-car garages, with living areas ranging from 1,041 square feet to 1,469 square feet. Lot sizes range from 4,000 to 5,000 square feet, Bigelow said.
The subdivision also includes a community park.
Down the road from Longs Drugs, the project is bordered by Waiale Road to the east, Kokololio Street to the south, Waikapu Development Venture affordable housing project to the north and New Valley Isle Fellowship Church to the west.
FABMAC Homes Inc. will build and sell nine of the homes for $310,000 to $326,000 with six three-bedroom units allocated for families with household incomes below 80 percent of median family income, which is established by the U.S. Department of Housing and Urban Development.
HUD’s median family income for 2018 for Maui was $81,400, according to the county Housing and Human Concerns.
Three four-bedroom units slated for families earning below 90 percent of HUD median income will be sold for $455,000.
Hope Builders LLC will construct the remaining 61 homes, which will sold by Waiale Road 201 LLC. Twelve four-bedroom units will be sold for $516,000 to families earning 100 percent or below HUD median income; 21 are slated for those 120 percent or below HUD median income (seven three-bedroom units at $538,400 and 14 four-bedroom units at $619,000); and 28 four-bedroom units are allocated for those 140 percent or below HUD median income with a sale price of $650,000.
Income levels and sales prices are based on the Affordable Sale Price Guidelines effective May 1.
Other applicant requirements include being a U.S. citizen, Maui County resident and age 18 or older and not owning, solely or jointly (50 percent or more of a property), in fee or leasehold in the U.S. for three years before the buyer application is submitted.
