Pukalani has seven workforce housing units available
The deadline for applications for seven workforce housing units in the development in Pukalani is Oct. 19.
A groundbreaking was held recently for the 32-unit residential community developed by TY Property Development LLC. Hawai’i Life Real Estate Brokers is the listing broker.
The seven workforce housing units are two- and three-bedroom.
Three will be marketed to residents in the below-moderate income bracket (80 to 100 percent of the area median income, or $67,040 to $83,800); three to those in the moderate income bracket (101 to 120 percent, or $84,638 to $100,560); and one to above-moderate income residents (140 percent, or $117,320).
The units must be owner-occupied for a period of 10 years (below-moderate income); eight years (moderate income); and five years (above-moderate income) before considering a sale.

In addition to completing and submitting an application, eligible buyers must submit a prequalification letter, obtain a certificate of completion from a homebuyer education program and complete an affidavit of eligibility.
Applicants will be placed on one of three waitlists based on income group.
Three separate lotteries will take place at noon Oct. 27, at Hawai’i Life’s Wailea office.
