April’s hotel occupancy, revenue down from 2022

Occupancy rates and revenue per available room at Maui County hotels last month both fell below 2022 figures, mirroring the statewide results for April, a recent report shows. 

Occupancy at the county’s hotels was at 65.4 percent in April, 6.8 percentage points lower than the 72.2 percent occupancy seen at the same time in 2022, according to the Hawaii Hotel Performance Report released last week. 

Revenue per available room last month was $398.47, which is 9.3 percent lower than the $439.24 revenue per available room in Maui County in April 2022. 

Maui County’s numbers fell in line with what the state saw, as occupancy in April was at 73.9 percent, which is 2 percentage points lower than the 75.9 percent occupancy at the same time last year. 

Revenue per available room in April across the state was $278.16, 2.2 percent lower than the $284.36 revenue per available room seen in April 2022. 

But both Maui County hotels and hotels across the state saw a tiny increase in average daily rates as compared to 2022. 

Average daily rates at Maui County hotels in April was $609.10, up just 0.1 percent compared to the $608.58 average daily rate seen at the same time in 2022. 

Statewide, the average daily rate was $376.43, just 0.5 percent higher than the average daily rate of $374.46 in April 2022. 

As compared to pre-pandemic levels in 2019, Maui County’s occupancy was still down last month at 65.4 percent, which is 13.5 percentage points less than the 78.9 percent occupancy in April 2019. 

But average daily rates at Maui County hotels at $609.10 last month was  57.3 percent higher than the $387.16 average daily rates seen in April 2019. 

Revenue per available room at Maui County hotels at $398.47 in April, was up 30.4 percent as compared to the $305.55 revenue per available room seen in April 2019. 

Maui County’s luxury resort area, Wailea, continued to lead the state with the highest average daily rates and highest revenue per available room in April. 

Last month average the daily rate in Wailea was $957.37, which was down 2 percent compared to $976.80 seen in April 2022, but up 58 percent compared to pre-pandemic April 2019, when the average daily rate was $606.10. 

Revenue per available room in April was $585.91, which is 6.5 percent less than the $626.54 revenue per available room at the same time in 2022, but up 4.6 percent compared to 2019 when revenue per available room was at $560.29.  

Occupancy in Wailea last month was at 61.2 percent, which is down 2.9 percentage points from the same time last year when occupancy was at 64.1 percent. But last month’s occupancy in Wailea was down 31.2 percentage points from pre-pandemic April 2019, when occupancy was at 92.4 percent. 

In the Lahaina/Kaanapali/Kapalua area, occupancy last month was at 67.2 percent, down 7.8 percentage points compared to the 75 percent occupancy seen at the same time last year and down 11.1 percentage points compared to the 78.3 percent occupancy seen in April 2019. 

Average daily room rate for Lahaina/Kaanapali/Kapalua area last month was $538.25, up 0.7 percent compared to the $534.47 average daily room rate in April 2022 and up 68.6 percent compared to the $319.27 average daily room rate in April 2019. 

Revenue per available room for those hotel and resorts in West Maui was $361.76 last month, down 9.8 percent compared to the  $400.92 revenue per available room seen in April 2022 and up 44.8 percent compared to the $249.92 revenue per available room seen in April 2019. 

In April, Oahu hotels had the highest occupancy rate at 78.5 percent, followed by Kauai hotels at 75.3 percent, Hawaii County hotels had an occupancy rate of 69.6 percent, while Maui County had the lowest occupancy at 65.4 percent. 

Oahu also had the lowest priced rooms in the state in April with an average daily rate of $272.04.
