Report: Maui hotels saw fewer visitors, less revenue in May

Maui County hotels in May saw fewer visitors and brought in less revenue compared to the same time last year, according to a recent report.

Last month, the county’s occupancy rate was 63.3 percent, down 4.1 percentage points versus 2022 when occupancy was at 67.4 percent, and down 12.9 percentage points versus pre-pandemic May 2019, when occupancy was at 76.3 percent, according to the Hawai’i Hotel Performance Report published by the Hawai’i Tourism Authority last week.

While revenue and rates were down from last year, they continued to be higher than before the pandemic.

Revenue per available room in Maui County in May was $341.47, down 7.7 percent compared to May 2022, when room revenue was $370.13, but up 29.7 percent versus May 2019 when room revenue was $263.37.

The average daily room rate last month in Maui County was $539.11, which is down 1.8 percent compared to 2022 when the average rate was $548.75, but up 56.1 percent versus 2019, when the average rate was $345.33.

Statewide, revenue per available room in May was $252.89, which is up 0.3 percent compared to the same time in 2022 when room revenue was $252.21, and up 25.2 percent from the room revenue of $201.91 reached in 2019.

The average daily rate was $347.26, up 1.5 percent versus 2022 when the average rate was $342.10, and up 35.9 percent compared to 2019, when the average rate was at $255.47.

Occupancy statewide in May was 72.8 percent, 0.9 percentage points lower than in 2022, with occupancy at 73.7 percent, and 6.2 percentage points lower than the 79 percent occupancy rate seen in May 2019.

While Maui County led the state in average daily room rates and revenue per available room, it trailed all other islands in occupancy.

Oahu had a 78.3 percent occupancy rate in May, the highest among all islands, followed by Kauai with a 74.2 percent occupancy rate and Hawaii island with a 66.9 percent occupancy rate.

Maui’s luxury region of Wailea led the state in average daily room rates and revenues in May.

The average daily rate last month in Wailea was $787.79, which is down 5.5 percent compared to 2022, when the average daily rate was $833.81.

Revenue per available room for Wailea in May was $468.76, which is down 8.6 percent compared to the room revenue seen at $512.88 in 2022.

Occupancy in Wailea last month was at 59.5 percent, down 2 percentage points versus 2022, when occupancy was at 61.5 percent.

In the Lahaina/Kaanapali/Kapalua region, the average daily rate in May was $490.86, up 0.7 percent versus the rate of $487.21 in 2022.

Revenue per available room in the Lahaina/Kaanapali/Kapalua region in May was $320.82, which is down 6.1 percent compared to 2022 when room revenue was at $341.69.

Occupancy last month for the Lahaina/Kaanapali/Kapalua hotels was at 65.4 percent, which is 4.8 percentage points down versus the 70.1 percent occupancy seen in 2022.
