Maui home sales, prices fall in November

Maui’s housing market slowed in November as both sales and median prices declined compared with a year earlier, according to the Realtors Association of Maui.
Single-family home sales were down 22.2% from November 2024, falling from 63 in November 2024 to 49 the same month this year. Condominium sales dropped 5.7% to 50.
The median prices of single-family homes and condos also dropped, with single-family homes down 11.5% to $1.15 million and the median price of condominiums down 19% to $595,000.
New listings increased year over year, rising 9.5% for single-family homes and 14.9% for condominiums. Homes and condos spent a median of 153 days on the market, indicating a slower sales pace.
“November’s data reflects a continued cooling of the market,” RAM President Lynette Pendergast said in a news release. “With more new listings and a slower sales pace, buyers and sellers alike are adjusting to evolving conditions and taking time to evaluate their options.”
