Condo sales, median price both down in May
The Realtors Association of Maui is reporting that condominium sales and median prices both declined in May compared to the same month last year, while single-family home sales remained relatively steady.
According to the association, there were 58 single-family home sales in May, up 3.6% from the same month last year. The median sales price fell 9% to $1,174,500 from $1.29 million in 2025.
Condominium sales saw a steeper decline. Fifty-one units were sold in May, down 20.3% from May 2025. The median condominium sales price also dropped 21.7% to $597,000 from $762,500 a year earlier.
Single-family homes spent a median of 132 days on the market, down 8.3% from last year, while condominiums remained on the market for a median of 153 days, up 10.9%.
Total dollar volume for single-family home sales reached $85.9 million, essentially unchanged from a year ago.
Condominium sales volume totaled $45.4 million, a 34.9% decline.
“May’s numbers reflect a market where buyers continue to be selective and take their time evaluating available options,” RAM President Georgie Tamayose said in a news release. “Single-family home sales held steady, but pricing adjusted across both homes and condominiums compared to last year. With inventory remaining available, buyers have more choices and are moving carefully to find the right fit.”
