Mixed-use residential key to affordable housing

The recent review of zoning laws you published is exactly what has precluded solutions to our affordable housing dilemma. Hawaii was one of the first states to adopt comprehensive zoning laws, much to the detriment of our housing inventory.

By separating residential from commercial, we created separate areas for people to live from businesses, unlike our historical towns where people lived everywhere, many times above or behind their own business. We can resolve this by recreating all our shopping centers into mixed-use residential/business towns.

This type of infill allows for a greater density that supports transit-oriented development that when combined with plentiful and accessible open space can create a town that matches the setting, the most beautiful island in the world — Maui.
